One of 2022’s more heartbreaking closures was Ashland, Oregon’s Standing Stone Brewing which was one of only 2 breweries in the city known for the Oregon Shakespeare Festival and Southern Oregon University. The good news is that the owners have opted to put the entire operation up for sale, restaurant, bar, and brewery all available turnkey in a desirable area of downtown with 2 additional retail spaces included in a purchase.

Ashland, Oregon has a growing population of 21,616 as of 2020, and recent statistics show an average of 400,000+ tourists visit the city each year. It has been clear for a very long time that the area could support another modern brewpub closer in business model to those of the larger cities. Standing Stone Brewing was nearly 26 years old, and Ashland’s only other brewery Caldera Brewing is 25 years old.

Standing Stone is in the heart of downtown Ashland and steps from internationally known Oregon Shakespeare Festival, Lithia Park and several hotels. The building dated to 1925 is ripe with opportunity and bonus features that most metropolitan breweries would die to have; a full kitchen and farm-to-table restaurant, an elevated open air 10bbl brewhouse and cold side production on 2nd level mezzanine, streetside seating, bike parking and front facing windows, and a secluded back patio beer garden. Most intriguing of all is the dangling prospect of an additional rooftop patio and beer garden, which would be a first in Ashland. The tantalizing option for a rooftop deck is made easier by the recent 2022 addition of a new roof on the building. The brokers have even put together a rendering of what the potential rooftop patio could look like.

The restaurant includes woodfired pizza oven, walk-in cooler and freezer, large covered patio for outdoor dining, 99 seat indoor dining space, taproom with brewery suspended above it on a steel mezzanine and some of the best storefront in downtown Ashland where the Saturday Farmers Market takes place directly in front of the brewery. Most of the fixtures, furniture and equipment are included with this transaction.
