17-year-old Oregon Brewpub for Sale
The well established nearly 20 year old Klamath Basin Brewing is for sale for the low, low price of only $250K. The brewpub is a central feature of historical downtown Klamath Falls, a city with a population of 21K in southern Oregon known for it’s proximity to Crater Lake.
Klamath Basin Brewing was established in 2001, opened in 2004 in the iconic Crater Lake Creamery Building that dates back to 1935. The brewpub was once a fixture in beer bars across the state and including Portland, their beers still found in bottles and cans around town. But the pandemic has been difficult for the brand which was already struggling to stay relevant amidst an onslaught of competition both in store shelves and draft lines as well as in their own hometown. As of November 28th the brewpub is closed for the winter and may not reopen unless a new owner is found. The purchase of the brewery is a turnkey operation, and it could make for a great starter business for someone wanting to break into the industry, or even a good satellite location for an established operation.
The restaurant and pub at Klamath Basin Brewing is a good sized space and centrally located in town, and they are known to host events like live music and holiday parties that draw the community in. The brewpub is classic in every sense, they feature American-style pub food, have a full liquor bar in 7,500 sq. ft. indoors and a large 2,500 sq. ft. patio area with a staff of 25. The cozy pub has high ceilings, vintage beer signs and hanging banners, and a warm and inviting fireplace. Although their beer can be found elsewhere, the brewery’s main audience is local and tourist based with regular visitors in the area coming from southern and central Oregon as well as northern California. Klamath Falls may not be the hottest place in the state, but it’s actually nicknamed “Oregon’s City of Sunshine” and has tons of freshwater fishing, hiking, and mountain biking activities, and even hosts the oldest birding festival in the country featuring 350 bird species in one place.
The sale of the brewery comes with it’s 15 barrel brewhouse, 3 x 30 barrel fermenters, 2 x 15 barrel fermenters, 2 x 30 barrel brite tanks, 4 x 15 barrel brite tanks, with an estimated production capacity up to 3,000 barrels per year. The building and the brewhouse taps into sustainable geothermal energy for heating and power. Perhaps even more valuable is they already have a Meheen bottling line and all the necessary equipment. The brand already has distribution contracts around Oregon and into northern California and northern Nevada where they move their old school staples like Vanila Porter, Klamath Basin Blonde and the Crater Lake Amber that were once considered some of the states best beers.
